How a property tax bill adds up

These examples show the math for two hypothetical $500,000 homes in tax year 2025. They are not estimates for a home you own or might buy.

Austin example · Fort Worth example

Assumptions for both examples: The $500,000 figure is the 2025 appraised value before exemptions. The owner has a residence homestead exemption and qualifies for the age-65 exemption. The home is inside every taxing unit listed in its table. No previously certified school tax ceiling or transfer percentage is applied. The examples omit appraisal caps, other exemptions, additional districts, assessments, prorations, and local non-school tax ceilings. A real property can differ on any of these points.

How to read the tables

Each taxing unit subtracts its own applicable exemptions from the sample appraised value, then multiplies the remaining taxable value by its 2025 rate per $100. The unit amounts are rounded to cents and added. An age-65 school tax ceiling can reduce the school portion of a real bill; qualifying for the age-65 exemption alone does not tell us a property's certified ceiling. These are historical examples, not a forecast for tax year 2026. Taxing-unit membership and appraised value must be checked for a particular parcel.

Check a specific property

Use the Travis Central Appraisal District or Tarrant Appraisal District to check its appraised value, exemptions, and taxing units. The Travis County Tax Office and Tarrant County Tax Office provide tax and rate information. Read the calculation method or the senior tax guide.
